  • 150 Nassau Condominium (Treasurer and Secretary) [Board Member]
    Desc: --- Work with President to manage budget as Treasurer, C0-sign all legal papers as Secretary with President. Elected by condo members for the past 14 years.
    Committee's Key Accomplishments: --- Reviewed proposed budget for lobby renovations. Persuaded board to block some expensive changes. Worked with PH owner in determining his commitment to elevator renovation. He has agreed to a fair contribution of dollars.

    Desc: --- Manage operations and finances of 125 unit, upper-scale condo in Manhattan.
    Committee's Key Accomplishments: --- Served as Treasurer in 2015, have also been vice-president and residential president during sponsor-controlled board. 1. Worked out financing arrangement with bank to augment reserve. 2. Implemented Lawsuit against Denny's to require closing at midnight 7-days per week. 3. Finalized annual operating budget. 4. Kept costs in control such that no maintenance increase was necessary. 5. Completed required Landmarks work at a cost of $1.7 million. 6. Received final certificate of occupancy from city.

    Desc: Manage Condominium, worked on landmarks requirements; moved to 99% completion, engaged in actions to require Denny's to close at midnight rather than operate 24 hours. Worked with Pace public relations, 140 Nassau, and 150 Nassau in implementing action to bring Denny's to compromise. In addition, Board engaged in litigation. The result was a court-approved agreement that Denny's would close seven days a week at midnight in exchange for board support of its liquor license.
