"The Journal News" featured Pace University in "How sweet it is! Jackie Gleason house for sale in Cortlandt Manor"

Whether an architecture buff or fervent fan of “The Honeymooners” star Jackie Gleason, whoever buys the TV legend’s onetime retreat in Cortlandt Manor will be sure to say, “How sweet it is.”

That, of course, was a catchphrase of the larger-than-life actor, comedian and composer who designed and built a bucolic refuge in northern Westchester County in the 1950s while at the height of his fame.

The 8.4 acre property at 196 Furnace Dock Road is being offered for $12 million in a listing by Howard Payson, Margaret Bailey and Jackie Campanelli of Re/Max Town & Country.

Memories of Gleason, who died in 1987 at age 71, are long in the Lower Hudson Valley, where he lived for more than a decade from the middle 1950s until the early 1960s. It was during these years that he hosted “The Jackie Gleason Show” and portrayed irascible bus driver Ralph Kramden in the classic CBS sitcom. Younger audiences may recall his role as Sheriff Buford T. Justice in the 1977 hit movie “Smokey and the Bandit.” Gleason’s restaurant in Peekskill is named in honor of the actor.

“He spent quite a bit of time up here,” Bailey said. “He loved going to the bars in the area. All the people knew him. Jackie was a partier. He wanted an escape from New York City, and this was his nirvana.”

The hillside estate was built not only to be the celebrity’s suburban playground — though it certainly was that — but an architectural wonder.

The circular main home with glass exterior walls offering sweeping views of the wooded property was the subject of an April 1960 profile in Popular Mechanics magazine, which marveled at the round living room, round shower and built-in, eight-foot round bed.

Gleason, famously a UFO buff, styled his home “The Mother Ship” for its resemblance to Hollywood depictions of alien craft. There’s also a small, top-shaped cottage on the property that Gleason dubbed The Spaceship that’s a combination storage unit and guest house.

The Mother Ship might not be a vessel for journeying to the stars, but stepping through its doors today is a trip back in time to an era when luminaries such as Marilyn Monroe, Frank Sinatra and Joe DiMaggio gathered with Gleason to sip cocktails around the 13-seat bar and to hear live music on a grand piano that’s the centerpiece of the first level.

“Honeymooners” co-star Audrey Meadows, in her autobiography “Love, Alice: My Life as a Honeymooner,” recalled being puzzled by a small, round hole in the marble floor near the piano until a fellow guest explained that Jackie could press a button for a microphone to rise from under the floor for a singer to perform using the state-of-the-art sound system.

Meadows gushed about the enormous scale of the home and admired not only its circularity but its luxurious fixtures. “To the moon, Alice, to the moon!” indeed.

“In every room, Jackie had designed beautiful Italian marble fireplaces that were half inside and half outside the house. Unfortunately, since they were crafted in Italy, he couldn’t find workmen in the United States to install them, so he had to import Italian laborers to do the job. They surely ate well while working,  since the owner was never short on groceries,” Meadows wrote in a jest about Gleason’s famous girth.

Gleason actually bought a quarry in Italy to acquire enough marble for the home’s patios, fireplaces and floors, including a 40-foot-tall, three-sided fireplace in the living room that weighs 240 tons, Payson said.

It took Gleason five years to build his round home at a cost of $650,000, a fortune at the time equaling about $5.6 million in today’s dollars. During construction, Gleason lived in an existing 1937 stone home on the property which he labeled “The Barracks.”

Gleason tapped Robert Cika of the New York City architecture firm Silverman & Cika to bring his vision for a round home to life. “Cika studied under Frank Lloyd Wright, and the whole concept was being one with nature,” Bailey said. “In this house, every decision was made by Jackie. You’re not buying just the home, you’re buying a true piece of history, and that’s what makes it different from other estates.”

Fine craftsmanship is apparent throughout the home along with idiosyncratic details that capture the imagination. Look up and the wooden ceiling recalls the shape of canoes or rowboats, which is no surprise since the builder was a Swedish ship maker. “They built these in a shipyard hanger, and the design is like a signature,” Payson said.

Look down and gape at the thousands of fitted floorboards with nary a right angle in sight. “Every piece of wood in the floors, upstairs and downstairs, was curved with a steam machine,” Bailey said.

Airplane-grade steel provides the bones of the house, strong enough to support the weighty Carrara marble yet so delicately styled that the base of the supports were shaped to recall the toe shoes of ballerinas.

A gradually ascending rounded staircase circles the piano room to climb to a second floor with an office, dining room, bathroom, bedroom, kitchen and sun room.

Original furniture is intact

It’s easy to imagine the legendary showman behind his desk, swiveling to compose his bestselling arrangements of popular standards on the built-in organ before offering a visitor a drink from one of the home’s four bars. That’s because much of the original furniture — some of it built-in like the card and shuffleboard tables in the first floor game room — is not only intact but in excellent condition.

The home’s owner for the past 40 years has seen his role not only as resident but preserver of its history. “He respected the true architecture of the home,” Bailey said.

He also added a third level to the home, including a second bedroom and bathroom, contracting with the original architect and using the same marble. The home today has 3,950 square feet — though the original measurement of its 50-foot diameter still holds.

The adjacent Barracks adds another 3,500 square feet with three bedrooms and two and a half bathrooms.

This the first time Gleason’s home has been on the MLS, though it has changed hands several times. When Gleason moved to Florida in the 1960s, CBS bought the estate from its star.

The network sold it in a private sale in 1969 to an owner who donated it after death to Pace University in 1974. “Pace had ideas of using it as a conference center, but there were not enough bathrooms,” Bailey said. “They placed an ad in the Village Voice, and the current seller purchased it.”
